School is out and the market is starting to react! Surprisingly after a blistering first half of the year pending sales are down to 780 from 1100. This reflects a slight lull in the market that occurred in the last month and a half. High quality listings and good fair market prices are available – it is a good time to buy and sell. Occasionally the market finds equilibrium and buyers and sellers have equal leverage. In desirable areas the price point below $200,000 remains low on inventory and above $600K there is still more than a 1 year supply at current absorption.
My prediction for the summer is the market will remain healthy in the majority of the sections, new construction is revving up all across the valley and competition with re-sale homes will be interesting. Many of the new developments still have smaller land size and compete with older homes on larger footprints with mature landscaping.
As a father of a young family I am continually amazed at the opportunities for kid friendly recreation in Boise, Eagle, Hidden Springs, and Meridian. If you wanted your child could be in any variety of camps most days of the week. Swim lessons are at the top of our list! This will open up safer trips to Idaho’s mountain rivers and lakes.
